The 3,790-acre Veale Ranch is moving forward with development of 5,000 new homes, 1,000 acres of prime commercial property, and new infrastructure.


The Fort Worth City Council just granted "special taxing districts to fund infrastructure improvements on the 5,300-acre parcel of ranch land -- just 10 miles east of Willow Park, and 10 miles west of Fort Worth.


"The Veale Ranch Project covers land in both Fort Worth and Aledo, which will be served by both school districts. There is also an opportunity for families interested in higher-priced homes. What does the future of economic development in West Fort Worth look like? The answer just might be Veale Ranch.

The [Fort Worth] City Council approved this week special taxing districts to fund infrastructure improvements on the 5,300-acre parcel of ranch land.

Under the ordinance, according to city documents, Fort Worth would contribute 65% of taxes received to the Veale Ranch taxing district for each year of the district’s lifespan. Those taxing districts, known as Tax Increment Financing districts and Public Improvement Districts would be used to fund improvements, such as water, sewer and roads, that could aid the city in attracting large industrial or manufacturing plants to the area.


“As Fort Worth continues to grow, we’re working closely with partners on the western side of the city to set the area up for long-term success when it comes to attracting major employers and well-paying jobs,” said Robert Sturns, director of the city of Fort Worth’s Economic Development Department. “The establishment of the TIF and the PID at Veale Ranch is an important step to help create and fund infrastructure, which will be needed in the coming years to support the area’s long-term development.”

The Veale Ranch taxing district comprises about 5,200 acres of land located north of Bear Creek Drive, east of Farm Market 1187, south of Aledo Road, and west of Highway 377 South. The area is known collectively as Veale Ranch, but includes Team Ranch, Rolling V South, Rockbrook and Ventana South. It is about 11 miles west of downtown Fort Worth and just south of the 7,200-acre Walsh development.


The area gives the city of Fort Worth a large area of land for future development of large projects. In 2021, the loss of an economic development deal with electric carmaker Rivian forced the city to realize the importance of having infrastructure and land ready for manufacturers to start construction immediately, according to city officials.


The Veale Ranch had been in the Veale family since 1935. When put up for sale in 2017, the ranch was listed at $95 million, though the sale price to PMB was not released.

Growth from the East, The Community News article, 15 June 2023. Excerpts. A new development in west Fort Worth could bring 5,000 new homes and take 15 years to complete. The development, which will also include 1,000 acres of prime commercial property, is moving closer to getting off the ground. The project is just south of the Walsh Ranch development and includes the 3,790-acre historic Veale Ranch. Dallas-based PMB Capital Investments purchased the land last August. The ranch property is located east of the company’s Ventana development, an 1,800-home community. The Veale Ranch property is in both Tarrant and Parker counties and is in both the Aledo and Fort Worth school districts. It is about 12 miles west of downtown Fort Worth.


With the interest and concern in east Parker County development, now is a good time to remind Willow Park residents of the development of six ranches in-between Willow Park and Fort Worth - Walsh Ranch, Morningstar Ranch, Veale Ranch, and The Seven Ranches Master Plan, which includes the division of the Dean, Boswell, and Beggs Ranches into seven development areas.

Willow Park is still the second largest city in Parker County according to the 2020 US census. However, not for long. Willow Park is only 6.5 square miles and will soon be surrounded by much larger planned developments.


In the first five years of the projection period, three communities will contribute 50% of all new single-family housing occupancies in Aledo ISD. Combined, WALSH, Morningstar, and Parks of Aledo are projected to add approximately 2,800 new homes by Fall 2026, with WALSH and Morningstar each projected to add more than 1,100 homes. WALSH, Morningstar, Dean Ranch and Veale Ranch are projected to dominate the housing market in AISD during the entire 10-year projection period, with at grand total of more than 9,500 housing occupancies between now and 2031.
