Veale Ranch, located 13 miles south east of Willow Park and 11 miles west of downtown Fort Worth, is moving forward with plans to "attract the next big manufacturing mega-site, and is investing $88 million to make them shovel ready. The goal is to add water and sewer lines by early 2024 while TxDOT works with the county to complete interchanges and roads that allow people to access the sites by 2025 or 2026." (*1)

The City of Fort Worth and developer PMB Capital Investments consider the swath of land a gold mine for residential and commercial development. 


The city of Fort Worth views areas such as Walsh and Veale Ranch as locations to attract the next big manufacturing mega-site, and is investing $88 million to make them “shovel ready.


The Fort Worth Report previously reported how PMB Capital Investments developed a 492-acre master-planned community known as Ventana adjacent to the vacant property. Taylor Baird, a partner at PMB, described the opportunity he saw in the ranch.


Between the city, county and Texas Department of Transportation, the investment toward infrastructure will be $162 million over the next three years. The goal is to add water and sewer lines by early 2024 while TxDOT works with the county to complete interchanges and roads that allow people to access the sites by 2025 or 2026.


PMB entered into an agreement with the city in March to develop the 5,200 acres in the area, which includes Veale Ranch, Reunion, Rockbrook and Ventana South.After reporting of the story in May, the Fort Worth city council formally approved the formation of a Public Improvement District and a Tax Increment Reinvestment Zone to aid building the infrastructure. The cost for improvements amount to about $3 billion.

PMB Capital Investments is building nine North Texas residential communities and is building quite the empire around Fort Worth.

East of Veale Ranch, PMB is developing Ventana, a 1,800-home community.

The Veale Ranch has been in the Veale Family since 1935. In 2017, the ranch was listed at $95 million, according to The Wall Street Journal. Single-family developments had already sprung up on the eastern, southern, and western edges of the ranch.

“We’ve long felt the West Fort Worth market would come alive,” Baird told The News. “It’s taken some time, but the area is on every homebuilder’s radar now.”


You might have noticed metro areas in Texas are getting really metro. Dallas is expanding toward the Red River. Fort Worth is making a left hook around Denton and also appears headed toward the Red River.

In the opinion of James Tate, assistant professor for landscape architecture and urban planning at Texas A&M University, they’re becoming megaregions.

His comments on the state’s metro largesse were gathered by STORAGECafé, in response to its analysis of larger lot sizes. But he brought up even more interesting points about the trend of how metros are getting more massive in Texas.
