During the 14 March 2023 Council Meeting, the council approved UNCO/Standard Services' request for rezoning from “C” Commercial and “I-20 Overlay District” to “PD-SS” Planned Development District.
Standard Services Restaurant is taking shape and WOW.

An unusual concept in restaurants -- Standard Services, a brand of UNCO -- is coming to Willow Park, across I20 from The Shops at Willow Park.
During the 14 December 2021 Council Meeting, Willow Park signed a Chapter 380 Agreement with UNCO (UNCO), the owner of Standard Services Restaurant and several other restaurants. During the February 2023 Planning and Zoning Commission Meeting, Willow Park residents had our first look at Standard Services Willow Park.

A "Farmer's Market" concept featuring direct sales to consumers on a periodic bases. The "Farmer's Market" is defined as temporary facilities consisting of portable tents... within the open space or parking lot with local vendors selling produce, crafts, artesian products directly to general public. The Farmers Marker is limited to operational hours of Friday - Sunday on no more than six (6) consecutive weekends, once in the Spring and once in the Fall.
Private open space within the subject property and floodplain/floodway of the Clear Fork Trinity River... [may be] used for recreation opportunities for patrons and/or a public hike/bike trailhead. An unusual concept in restaurants is coming to Willow Park - 4800 East I20 Service Rd. South, Willow Park - across I20 from The Shops at Willow Park.
Standard Services is starting work on its Willow Park restaurant, which will be added to its Dallas and Heath locations.
Standard Services Restaurant, a brand of UNCO describes itself, "Before the days of self-service grocery stores, the standard was a handshake with a grocer who sold only the finest quality staple goods. When self-service swept the nation, most local town grocers added signs to their building touting their personal passionate service model as the true Standard Service... Standard Services was brought to Willow Park by a Chapter 380 Agreement with UNCO, the over-brand of Standard Services. UNCO has three other "hospitality" brands, HG Supply Co., Hero Restaurant Dallas, and Leela’s Wine Bar
