Go east, young man: The Ranch Development East of Willow Park

Willow Park still #2, but not for long.


Willow Park is still the second largest city in Parker County according to the 2020 US census. However, not for long. Willow Park is only 6.5 square miles and will soon be surrounded by much larger planned developments.


With the interest and concern in east Parker County development, now is a good time to remind Willow Park residents of the development of six ranches in-between Willow Park and Fort Worth - Walsh Ranch, Morningstar Ranch, Veale Ranch, and The Seven Ranches Master Plan, which includes the division of the Dean, Boswell, and Beggs Ranches into seven development areas.


Seven Ranches

  • Totaling more than 1200 hundred contiguous acres in eastern Parker County, the “Seven Ranches” includes the Dean, Boswell, and Beggs land holdings both north and south of Interstate Highway 20. Having been owned by the respective families for multiple generations, the current generation seeks to maintain the legacy of the land and at the same time provide for orderly and aesthetic development in the coming years. Barron- Stark Engineers has been involved in this process for the past two decades by providing land use master planning, master thoroughfare planning, utility master planning and storm water management analysis.

Seven Ranches Master Thoroughfare Plan

Over four generations of ranchers including the Beggs, Boswell and Dean ranches came together to hire Barron-Stark Engineers to masterplan their contiguous 12,000 acre jewel in Aledo, Texas. The entire masterplan is in anticipation of the next great movement west of Tarrant County and is adjacent to the Walsh Ranch.


Veale Ranch

A new development in west Fort Worth could bring 5,000 new homes and take 15 years to complete. The development, which will also include 1,000 acres of prime commercial property, is moving closer to getting off the ground. The project is just south of the Walsh Ranch development and includes the 3,790-acre historic Veale Ranch. Dallas-based PMB Capital Investments purchased the land last August. The ranch property is located east of the company’s Ventana development, an 1,800-home community. The Veale Ranch property is in both Tarrant and Parker counties and is in both the Aledo and Fort Worth school districts. It is about 12 miles west of downtown Fort Worth.

Now the historic property has been purchased by Dallas-based community developer PMB Capital, which has large residential projects in the Dallas-Fort Worth area. / “The Veale Ranch represents one of the most unique investment development opportunities in the entire D-FW area,” said real estate broker Rex Glendenning, who represented the Veale family in the sale. “This ranch is strategically located near the Fort Worth central business district and will allow for a true mixed-use master-planned development.” / The proposed Rivian automotive production plant would be on a portion of the Walsh Ranch next to the Veale Ranch. / Previous studies indicated that Veale Ranch could support the development of a community with a population of up to 30,000.*

Located in the southwest Quadrant of Aledo Road & Chapin School Road, Veale Ranch has almost 3,800 acres and sprawls across the border of Tarrant and Parker counties. The property — only about 11 miles from downtown Fort Worth — has been a cattle ranch owned by the same family since 1935. According to The Dallas Morning News, "this historic ranch just west of Fort Worth has sold in one of the biggest land deals in North Texas this year." Taylor Baird with PMB Capital Partners closed on the land in August of 2021.


Other Ranches

Growth in East Parker County shifts into gear, Weatherford Democrat, 24 May 2007 / .pdf / Excerpts. LDR International, the firm responsible for designing The Woodlands in Houston, is working to develop more than 7,000 acres of the Walsh Ranch. The development lies within the Aledo school district and is slated to eventually incorporate 5,576 acres of Parker County land into the City of Fort Worth. A total of 38,000 people are expected to eventually inhabit more than 17,000 single-family residences at Walsh Ranch.


A Dallas-based developer bought 736 acres west of Farmer Road, about halfway between White Settlement Road and Interstate-20, in August 2006. Formerly The Ranch at Mary’s Creek, the Morningstar Ranch development will reportedly consist of 2,000 homes priced above $200,000. The acreage lies within Fort Worth’s extraterritorial jurisdiction and the Aledo Independent School District.


Legislation establishing two new municipal utility districts for Morningstar Ranch was recommended for approval last week, and development is expected to begin there within the next six to eight months.


Things are also developing at Dean Ranch, a few miles southwest of Morningstar, and just east of Willow Park. Plans for the Crestview Addition, a 750-acre portion of the ranch, are working through formative stages. On its own, Crestview would nearly double the City of Willow Park’s population and geographic area. But planning and design firm Dunaway Associates, L.P. also features drawings on its Web site depicting a project that would morph at least 1,600 acres of Deen Ranch south of the Interstate into another master-planned community.


City officials in Willow Park and Fort Worth are reportedly working toward an agreement on zoning details associated with the Crestview Addition.


“We’re prepared for the growth, whether it comes to Morningstar, whether it comes to the Walsh Ranch, or the Brown Ranch, or the Dean Ranch or the Boswell property or several others in the area — whichever falls in line first,” said Aledo ISD Superintendent Don Daniel.
