Clarity Homes proposes 84 residential lots for single-family detached homes, at 5,000 square foot minimum lots and a minimum home size of 2,200 square feet of living area per dwelling unit, per the PD development standards. This replat also includes a greenbelt planning space with a dedicated hike and bike trail whose easement will be later determined and filed by separate instrument. [2]

1. Discuss and Take Action on reducing the boundaries of the Tax Increment Reinvestment Zone Number One. The Tax Increment Reinvestment Zone Number One (TIRZ) was created by Ordinance 739-16 on October 25, 2016. The TIRZ #1 consists of 230.84 acres of land generally located along the Meadow Place Drive between the Kings Gate Road and Crown Road. The owner is proposing to remove 47.42 acres withing the TIRZ.
The first step in this process will be for the TIRZ Board to meet and make a recommendation to the City Council.
The City Council will hold a Public Hearing on December 14, 2021 to consider comments regarding the exclusion of the property and amending the Zone.
On the morning of 18 November, the TIRZ meeting was cancelled "per the applicant’s request."
• Willow Park Civics Note: The 47 acres to be removed are to the west of Willow Park North The Reserves single family homes, and includes about half of the planned public trails and parks that were in the original 2016 TIRZ plans. Also removed will be the completion of Meadow Place Drive through to Crown Pointe Blvd.
