Willow Park Church of Christ, in the middle of the old Willow Park residential zone, wants to convert from residential zoning to commercial zoning. [City Ordinances linked below. (1)]


Willow Park Church of Christ, at 721 Ranch House Road, is for sale and the proposed buyer is requesting the one (1) acre property be rezoned from single family residential to commercial office building (1, 2).


The buyer, Aledo Legacy, LLC (3), is proposing to convert the church building to a multi-use office building. This multi-use business office model is similar to several other multi-use offices in Willow Park and is usually rented by smaller business and start-up businesses. The office building will have shared facilities and conference room and about fifteen (15) separate offices for lease. The proposed  Class III - Business: “O” Office District (in .pdf) zoning allows the following types of companies: "Banks, financial institutions; Blueprinting or photostatting (not greater than 2,500 square feet); Caterer or wedding service (no on-site food preparation); Real estate offices; Professional offices (architectural, drafting, engineering, accounting, legal, insurance, medical and dental clinics); Artist’s studios; Museums, libraries, fine art centers, and similar cultural facilities; Special exception uses after recommendation by the planning and zoning commission and approval by the city council; Installations owned and operated by the City of Willow Park, Parker County, the State of Texas or public utility companies, which installations are necessary for the public safety, governmental services or the furnishing of utility services including, without limitation, communications towers and water towers, are permitted in all zoning districts."


During the 16 January Planning and Zoning Commission Meeting, the Commission held a Public Hearing, which by law, was only announced to residents surrounding the Church and in the agenda for the 16 January P&Z Commission Meeting posted on the City's website on 12 January 2024. Six (6) Willow Park citizens, who are residential neighbors to the Willow Park Church of Christ, attended and two (2) spoke in favor of the rezoning, with several caveats about lighting, large gatherings, parking lot use for heavy equipment, on-street parking and signage. The Commission voted to recommend the City Council approve the rezoning with the resident's caveats included.


The last Public Hearing and final decision will be made by during the 23 January 2024 City Council (4).
